Property Tax Appeal

Since recently, the Monmouth County Assessment Demonstration Program (ADP) legislation requires all properties in the county to be annually reassessed. Many assessors, however, fail to give accurate property assessments due to their overly aggressive strategies. The artificial intelligence-based software (AVM) used by assessors to estimate property value does not accurately reflect the true market value.  An AVM is an automated valuation model, meaning a computer algorithm that comes up with an approximate value for a particular property. Even though over-assessing properties is not the goal of the program, it occurs extremely frequently and leaves many homeowners paying unfairly high taxes. For many homeowners, this means taxes will increase in 2020 if action is not taken to reduce the property assessment value.
